What changed at Zillow

The free lease is gone. The listings aren't.

On June 30, 2026 Zillow Rental Manager discontinued its free lease product. Listing on Zillow still works, and we still list there ourselves. What's missing is the step after the application: a lease you can generate, sign, renew and amend without paying per document.

That lease is the spine of everything else — the rent charge, the late fee, the deposit, the renewal next year. We built ours so the signed lease drives the ledger, and nothing gets typed twice.

Why this exists

We are the customer.

USgruham started as a family rental business in San Antonio. As the portfolio grew past a dozen homes, the tools we tried either charged like we were a 500-unit REIT or fell apart the moment a tenant paid half the rent on the wrong day through the wrong app.

So we built our own — one ledger problem at a time. Every feature on this page came from a real situation in our own portfolio: a bank import that invented a $3,700 balance, a security deposit that got counted as rent, a deposit-return letter that had to go out before the Texas 30-day deadline.

Now the same platform that runs our 30+ doors is open to other small landlords, with a free tier that stays free.

Straight answers

Is this really free for 20 doors?

Yes. The Free tier isn't a trial — it stays free. AI-powered features (the rent engine, daily briefing and portfolio chat) have a monthly cap on the Free tier; everything else is unlimited. We make money when landlords grow into Pro and Scale.

Who else is using it?

Our own portfolio of 30+ single-family homes across Bexar, Guadalupe, Comal, Hays and Caldwell counties runs on it, and two other property companies were onboarded in 2026 on their own private databases. During early access we onboard a handful of companies at a time so each one gets real attention.

Is my data separated from other companies?

Yes. Each company runs on its own database with row-level security enforced by the database itself, not just the app. Tenants can only ever see their own tenancy, and staff logins are scoped to the properties you assign.

I'm not in Texas. Does it still work?

Rent collection, leases, maintenance and everything else work in any U.S. state. The notice and deposit-return templates are written for Texas law today; other states are on the roadmap and we're happy to prioritize yours.

How do tenants pay?

Card or ACH bank transfer through Stripe, from the tenant portal, with optional autopay. If your tenants already pay through Zillow, Venmo, Cash App or direct deposit, those payments import automatically from your notification emails and statements — you don't have to force anyone to switch on day one.

What does "AI-first" actually mean here?

The software watches your portfolio and proposes what to do — who to remind, which lease to renew, which maintenance request is urgent — and you approve with one click. Nothing tenant-facing is sent by AI on its own, with one exception you can turn off: a friendly reminder five days after rent is late.

Can I get my data out?

Always. Ledgers, payments and expenses export to Excel; leases and signed documents download as PDFs; and a nightly backup of your whole database is kept for you.
